Million Dollar Listing New York: Unfinished Business

Ryan is the East End, part of the upper east side where people want to live and die. His property is a 6 story, 4 unit, boutique condo. The lower unit is a 4.5million, two story, 4 bed 3 bath duplex with it's own yard. The third floor is a single story $2.7million 1500 square foot 2 bed, 2 bath. The $4.725million upper floors are 2 duplex units where the lower is a 4 bed, 3 bath and the upper is 3 bed 3 bath with roof deck. The total price is $166,750,000 and Ryan's commission is potentially $510,750. A potential buyer can't make the event so he's giving a private showing but he's stuck in traffic. His reluctant assistant keeps in his bluetooth and Ryan eagerly feeds him information from the car. Ryan's ultimate goal is to build anticipation with those already familiar with Yvonne's (the seller) work. Before the event is over Ryan gets information that the showing he missed earlier actually came through and it is SOLD! Commission is $135,000.

Frederik is in the West Village, the lowest slope of Manhattan. Built in 1860 this is a 7,000 square foot unfinished unit with a full floor master suite, 6 bed, 6 bath, 1,325 sqft deck. To get to the high asking price of $25,000,000 they would like Frederik to help them pick the finishes. Although flattered, Frederik isn't sure they can get to that price point given the location. After meeting with interior designers Frederik holds an event of 400 brokers but the finishes haven't been approved by the seller. If they can't raise their budget, they won't sell for the price they want. Frederik is willing to list at $22,500,000 but he's getting more and more frustrated with the lack of direction the sellers have.

Luis has been trying to reach Gerard Longo, one of the biggest developers in Manhattan, but he may be missing his opportunity. The most important meeting of his career and he may miss it because his alarm didn't go off. We've all been there, Luis. Barely on time but makes it by the skin of his teeth, Gerard discloses that the sole reason Luis has this meeting is because his secretaries are sick of his name. Not only the developer, Gerard is also the owner of the brokerage firm who have sold the first 8 of the townhouses... which means there's one more and Luis wants it. Cobble Hill is a section that is known as a blend of old and new. It's a 3300 sqft corner townhouse under $4million with 5 bathrooms and a roof deck with Manhattan skyline. Luis wants to set up high demand through social media (food critics, fashion bloggers, historians... everything that has to do with the neighborhood) and international pockets but Gerard brings along his team responsible for selling the other properties to the marketing pitch. Listed at $ 3,995,000 Gerard agrees to give Luis the co-list. Persistence pays off.
