Million Dollar Listing New York: Dude, Where's My Broker?

Luis still has a missing broker, but when he finds out why, everything is changed. But everything may be changing anyways because he can't control his stress and anxiety. He has one last chance to have dinner with his mother before she leaves town and the missing broker calls for a last minute meeting.... with an oxygen tank in tow. Apparently he has been in the hospital and they want to do heart, lung and liver transplants. Prognosis isn't good. Amongst all of the bad news, he also brings along the contract he originally agreed to. But although Luis isn't sad about the deal, he finally gets the bigger picture. His commission is $87,000, by the way. Now Luis wants a life coach. This wake up call couldn't have come at a better time because Luis was with a client and experienced chest pains but it was only a panic attack, although very close to having a heart attack according to the doctors. First on the agenda is meditation every morning.

Ryan is at West 57th street near the south end of Central Park referred to as Billionaires Row. These ginormous, luxurious units house only the rich. Last year the top penthouse in the building Ryan is sold for over $100,00,000. Once he arrives he expects to meet a person, instead he meets a computer with a face looking for a return on investment. It's a corner unit with 2145 square feet, floor-to-ceiling windows, skyline views, ebony wood, 2 bedrooms and 2 1/2 bathrooms listing for $16,000,000. The average price for the building is 6800 per square foot making this unit more around the $14.5m mark. Ryan wants it to be $13.95m because of the obstructed views. Remember when Ryan lost the bet to his under-study because he purchased a unit for himself and his finance'? Suit-up, Bunny! Even though Olivia thinks she has to jump in the Hudson River, her half of the commission is still $60,000. Good news is she doesn't have to swim. But Ryan has to buy chicken, coffee, tampons... oh the joys.

Fredrik is still concerned about his newly finished West Village townhouse. He expected nonstop showings but that hasn't been the case. With one week left on the listing Fredrik is starting to sweat. He convinced them to spend millions on quality finishes and they haven't seen the return. His only offer is $19,500,000 but not that close to the current list of $22,500,000. Ultimately the cash buyer willing to close immediately finally agrees to $21,000,000. And since the buyer doesn't have a broker Fredrik is willing to split the double commission. His commission is $630,000.
