This week’s Flipping Out begins with Jeff checking out Durand. We meet Jeanne, who is hilarious and wants a full remodel. 

Jeff meets Stacey who has a house on Sunshine Terrace, and wants her backyard done, but Jeff is now working on her house. Sarah drops the ball when she is supposed to bring hardwood floor samples to the meeting and Gage has to cover her by bringing the samples to them.

Jeff and Jenni go to check on the project with Jeanne’s house, things are going well, and quickly.

Back at West Knoll, Jeff is also looking for an intern which is proving to be a challenge.  When Ashley shows up, she is about 30 minutes late, and Jeff has written her off when she mentions that her family has a tequila farm in Mexico. Automatically, Jeff likes her again. 

Zoila is in trouble for going to visit Jeff’s grandmother and not bringing back any of the mail. In addition, she was late. Sarah was also late, and Jeff is just had it. He is sick of people being late and taking advantage of their jobs with Jeff. After Jeff explodes on Zoila because he has had it with the disrespect and sarcasm, and later, Gage says that Zoila is sulking. Zoila is giving Jeff the silent treatment and Jeff knows it, so he talks to her about it. Zoila says she wants respect, but Jeff doesn’t think he is getting through to her.

Back at Durand, things are moving quickly. It is an open floor plan and things are going so fast, that they finally notice that the workers are actually sleeping there on blow up mattresses.  Jeff is having some trouble getting paid, and keeps joking with them that this is their final notice and he is sending them to collections.

Sarah keeps dropping the ball, when she forgets samples for Trace.  Jeff asks how the entire thing happened, and Trace says he mentioned it to her at least 3 times and she never gets it. She doesn’t listen for some reason, according to them.  Jeff feels terribly torn because he really loves Sarah, but she just isn’t stepping up the way she should be.  Finally, Jeff sits down with Jenni to bounce off the problems with Sarah. Jenni’s advice is to get rid of Sarah and stop stringing her along. Jeff sits down with Sarah and tells her that if she continues to make mistakes, he is going to have to let her go. Poor, sweet Sarah who would be so great doing any job but this one, starts to cry, and takes it hard.
