Million Dollar Listing: New York Season Premiere!

Frederik is trying to sell the last unit of a 25 unit building (he has sold the other 24, making over $150,000,000). This 7,000 square foot 3 story townhouse all the services of the bigger building. Since he convinced the developers to build and stage it appropriately, they now want to sell it for more than $17,250,000. Frederik wants to sell at the same price point with his potential commission being $517,500. To do this he's holding an open house and inviting every broker in NYC. Including his frenemy Luis. Why invite Luis? To break up the alliance between him and Ryan. But that damage was already done last year when the two tried working together.  Now Frederik wants to work with Ryan. No one shall be trusted... although, Ryan promises to not get naked at this open house. We wouldn't mind if he did. When Luis shows up in his Maserati, all bets are off and the guys are ready to pounce. Sold for $17,250,000 with changes to the layout. Frederik's commission is $690,000 and total commission being $5,250,000. High kicks all around.

Luis has a ballpoint pen manufacturer selling his 2070 square foot home. But since it was built in 2004 he wants the seller to move his family out, along with their belongings, to update the space with staging. The move could cost the seller $15,000 per month so he's less than thrilled about the idea.

Ryan has decided this year to work smart, not ruthless. He's looking for a partner who respects the business like he does so he's taking chance on Frederik. In his personal life, he's feeling the pressure to propose to his live-in girlfriend, Emilia, from a developer he's working with (introduced by Emilia). Instead, he is focusing on the Upper East Side, 6 unit building. She'll only give him the other units if he can sell them in 30 days. His potential commission could be $390,000. To sell the bottom two Ryan has to get creative. By combining the bottom two units he finds a buyer willing to pay for the renovation and pay $5,750,000. Ryan's commission is $172,500 total commission $367,500. To congratulate him Yvonne is welcoming him into seven other buildings to sell out.
