Ryan's seller is still pissed that the buyer was arrested and the deal fell through. But Ryan feels like the new buyer will be in the seller's personal contact list. Strangely he agrees and is willing to hand over his contacts. Ryan's plan is to call everyone Roger has ever known. Ex-girlfriends, beware of cold calls. His second chance is being taken carefully but his offer from a tennis player 30 years ago is $3,000,000 to low. Just kidding, Roger! Ryan has a real offer of your full asking price of $10,000,000! Ryan's commission is $600,000 because he scored a double commission due to the fact that that the buyer did not have a broker. One more good thing, Emilia has a surprise... she's turning down the promotion and she's staying in NYC.

Fredrik is meeting with the showroom experts for his latest project. To keep potential buyers off of dirty construction sites, he is bringing potential clients to the company supplying the finishes to 290 West. Zach, Fredrik's client, is learning that Fredrik has reached 50% sold thus far... but he's not high kicking. Total sales to date is $46,000,000. Be thrilled, Zach! If toucan't be thrilled about that, be thrilled that Fredrik is asking you to be Godfather of his unborn daughter. Who wants to talk business now? Yet business is business and let's get back to it. Fredrik is entertaining in the construction zone of the remaining unit. Even the waiter and harpist are wearing hardhats. Who should appear? Derek, Fredrik's husband. Yes, Fredrik is buying this unit for his new family. New owners to a huge 3 bedroom Hudson River sunset unit. Congrats, gents!

Luis is meeting with Ryan over their conflicting interests. Remember, Luis is buying and Ryan is selling (for too much on purpose). Basically it goes like this; Luis offers $1.5m, Ryan counters at $7m, Luis counters at $1.75, Ryan hilariously counters at $5m, Luis frustratingly counters at $2m and leaves to use the bathroom whilst demanding a serious offer, Ryan responds with a serious $4m, Luis counters with max out of $2.5m, Ryan texts his client and counters with $4m, Luis says "no way" and Ryan bounces out. Now Luis has to break the news to his client. After deescalating the situation, Luis divulges his plan to throw a party to show Ryan that he is moving forward without his unit. Just to make him feel stupid. Will it work? Ryan doesn't seem that gullible. At the "faux open house" he finds plenty of potential buyers for the unit as-is, but Luis has no intention of selling until Ryan caves. Ryan walks in asking for $3,000,000, Luis may have won this war. Deal! $3,000,000 and commission is $90,000 each.
