Fredrik is still trying to find a baby mama. He finds himself in Sweden trying to convince his favorite prospect, Anna, to seriously consider being the mother of his children. But at the Sunset Peak launch party she introduces Fredrik to her new boyfriend. Wuh oh. He still has a $1.4 million house to sell, however, so the show must go on. To sell this winter wonderland he is taking a potential client dog sledding to Are Lake. She wants the house but $11,500,000 kr is her highest offer while list is $11,700,000 kr (which is $1,400,000 USD). So he pushes her down into the snow and she agrees. Mmmm, k. Fredrik's commission is a cool $41,280. Back in New York he has a new West Village 7,000 square foot, 6 level single-family home to sell. $22,500,000 is the list price.

Luis is in the Upper East Side to meet Garin, his seller who is moving. The penthouse triplex boasts 2,225 square feet, bought for $1,550,000 in 2012 from Star Jones. Even the kitchen has a view. What this apartment also has is a golden shower. Get your head out of the gutter, the shower is literally golden. And awful. Garin is in real estate himself so Luis has an uphill battle. Listing price is $2,995,000. Broker Richard Hamilton may just have a client interested in a golden shower. They agree on a $2,900,000 deal which makes Luis' commission $87,000. Suddenly Richard isn't in contact with Luis for over 7 days. Time to re-list.

Ryan is fresh off of his empty Times Square proposal. His new listing is a new development and his bringing along his realtor/broker, Olivia. The only units left are two penthouses. One is a 2,702 square foot triplex with 4 bedrooms and 2.5 baths, wood ceiling and floor to ceiling windows throughout. Plus four balconies and the entire top deck with 360 degree at $6.35m so 2350/ft. Penthouse 3 is a single floor unit for the entire 9th floor at 1900 soft and two terraces at $4m. the problem is that it's not sought after neighborhood yet but it will be in the future. Ryan and Olivia's potential commission is $155,250 each. Ryan wants Olivia to take on the larger penthouse because she's not at the point in her career where she would land this listing on her own. The bet is on... if she wins Ryan will be her assistant for a day wearing a bunny suit. If he wins she has to jump into the Hudson River. Taking his bet seriously, Olivia steals Ryan's furniture from his listed penthouse. As payback Ryan's steals her potential clients during her listing party. But who needs clients when you plan to purchase it for you and your future wife? So what does this mean for the bunny suit?
