Million Dollar Listing New York: Walking on Eggshells

Luis is headed to West Village. His seller bought her apartment on Carmine St. in the 70's for only $27,000. It boasts 800 sqft, 14ft ceilings, 1 bedroom, 1 bathroom, loft workspace, shared access to the courtyard, wood-burning fireplace, and exposed brick from 1827. Oh, and Jackson Pollack lived there. Although she has rented it out, she's ready to move on and start another project. Luis goes in at $1.25 million dollars, but she ain't having it. While the seller may think it's priceless, the reality is it's a walk-up with no doorman. Luis' potential commission is $37,500 but his goal is to create a bidding war. With 6 offers at full asking Luis asks for best and finest, fully qualified and all cash. This brings in a $1.4 million offer and another bidding war. The end price was $1.46 million and Luis takes home $43,800.

Ryan is still waiting on his deal with Frederik to go through but is working with his Russian client in the meantime. He has to break it through to him that bringing girls around and partying all the time isn't the way to do business. But Arty wants Ryan to know that he is serious but Ryan needs to relax. Ryan just wants to remain professional when meeting with other agents. At their 4th listing Arty finally leaves the girls behind. But the building isn't a building, it's a hole in the ground. Seeing the sales office cost over $2 million, his client is willing to take a look at what there is to offer... which is the penthouse. $19,000,000, 7,000 sqft, completion in fall 2016, Zimbabwe granite, 9 bedrooms, 8 bathrooms, and baby ass sinks (really soft). Done deal. Except he has to ask his girlfriends. All of them. Eventually they say yes IF Ryan wins a car race. But Ryan has a driver, he doesn't actually drive himself. Good luck. Oh look at that: Ryan's commission is $571,800.

Frederik has invited Emilia, Ryan's fiance, to be painted by his husband Derek. The real agenda is to ask for her eggs. Not chicken eggs. Her baby eggs. Her answer? She's flattered, but she has to talk it over with Ryan. Frederik acknowledges that their children would then be siblings and it's best he didn't say that to Ryan. Ryan's suggestion is to say no, or say yes and ask for $10,000,000. The awkwardness may not end there because their co-listing agreement has a snafu and Ryan isn't pleased with the outcome. Karma has her way and the AC is out during Frederik's open house and people are leaving. Nonetheless he sold 4 out of 5 units for $7.3 million and his commission is $219,000.
